Considering buying some Konig Oversteer 18x8 with +35 offset with some Pirelli P Zero Nero Gt 225/40/18, would I be fine?

The 35 offset will bring the wheels out further for a more flush look, and you should be fine. Here is that same wheel and size, but with 235/40/18 tires on my EX-T sedan.

I have same wheels, you can run stock tire 235/40/18 and drop as low as you want. No issues.

I read that +35 would give you an "almost flush" fitment but that looks very flush. Any issues rubbing or anything?
