Don't do it. The house can wait, trust me - it's not worth taking a loss on your car. Pay the car down and wait six months... there will be other houses.

If your bank doesn't think you can afford both, and you can't to pay the car off + put money down... maybe you should put off getting a house anyway? I'm just saying don't try to force making a home purchase work. Buying a house should be easy.

I can't tell you how often I wish I was still renting.

How is purchasing a home easy? It was by far one of the most stressful and exhausting moments in my life. I had my home built from the ground up, so that added a lot of nuisances that others may not experience.

How is purchasing a home easy? It was by far one of the most stressful and exhausting moments in my life. I had my home built from the ground up, so that added a lot of nuisances that others may not experience.
For me finding a house and getting the mortgage was relatively pain free (both my wife and I work and have a perfect credit score), but the renovations destroyed my spirit and faith in humanity...

Banks are pain in the rear these days. If you don't meet their debt income ratio, they will not approve your loan. Some bank may just want you to pay extra on PMI. No matter what your plan is, do not exceed 40% of your gross. I had tough time when I brought mine 10 yrs ago. (luckily not anymore)

This is by far, some of the worst advice I have ever seen. With the way the housing market is, he will most likely make up the loss of selling the car, if he even takes a loss that is. Plus, this could be a 2nd car for him and he doesn’t need the Type R.

OP, good on you for trying to get into a house. It’s nice knowing that instead of throwing rent money away, it’s actually going towards something.

Well, I for one, think that buying a house at the (near) peak of the market is not necessarily the best idea. Trust me, a market correction/crash is coming and it’s coming in the near future. It always does - the market has been going up non-stop for a decade, though slowly at times.

Of course, this is a place you live in . . . . And you can’t really time the market.

House price in NYC area will either go up or remain flat for next couple years... (supply and demand). Unfortunately the interest rate has gone up alot recently. It makes a big difference on your monthly payments.
