Considering a 2017 Civic Touring, is this a good price?

In the market for a car and I'v been interested in the civic. Saw a 2017 Civic Touring with 20,000 miles on CarGurus and am planning on going to take a look at it.
The dealer (AutoNation) already gave me a no-haggle quote of $22k (including TTL). Is this a good price or should I just consider getting a new 2019 EX-L?
