I thought you are getting a house. Do not do anything that touches your credit. It will only make matter worse. I wouldnt refinance even if the rate is 3%. You paid over a yr of interest already. You might end up paying more with refinance.
Wondering how much carmax estimate your car value. Don't you need another vehicle when you sell your type R? You are loosing alot on what you paid so far.
Most of us here paid 2k over MSRP. (I did). The total payment after tax/fee and interest will be around 39k to 40k. Assume your math on lease is correct, I don't mind paying extra 2k to have options to get out in 3 yrs. Lease always cost more.
House price in NYC area will either go up or remain flat for next couple years... (supply and demand). Unfortunately the interest rate has gone up alot recently. It makes a big difference on your monthly payments.
